Mid-Year 2025 Real Estate Update: Martha’s Vineyard
As we reach the midpoint of 2025, the Martha’s Vineyard real estate market has shown a steady and competitive pace compared to the same period last year. Overall, the year-to-date total of homes sold through June sits at 123 properties, compared to 114 homes sold in the first half of 2024 — a modest increase of 9 transactions, reflecting continued buyer interest in the Vineyard market despite broader economic uncertainty.
January saw a strong start to the year with 27 homes sold, a significant jump from just 14 sales in January 2024. February slightly underperformed compared to the previous year, with 17 homes sold versus 19 in 2024. March picked up again with 17 sales in 2025, edging out 13 sales in March of last year. April dipped slightly with 19 sales compared to 22 in 2024, while May remained exactly level year-over-year with 25 homes sold in both 2024 and 2025. June closed the mid-year period with 18 homes sold, slightly below the 21 sold in June of the previous year.
While some months showed small dips compared to 2024, the overall year-to-date increase suggests the market is maintaining a healthy pace. The strong start in January helped push the 2025 numbers ahead, and even months with slightly lower performance stayed close to the previous year’s figures. The consistency in May and modest fluctuations in other months point to a stable local market with continued interest from both buyers and sellers. As we move into the second half of the year, all signs suggest that Martha’s Vineyard remains an attractive and resilient real estate destination.
